  • Driveways and sidewalks for checked for cracks

  • Yard evaluated for settlement and soil erosion

  • Grading checked to assure water drains away from foundation

Interior
  • Flooring inspected for wear and damage

  • Ceramic tile grout joints inspected

  • Caulk checked around tubs, showers, and sinks; spot caulked if necessary*

  • Countertops 

  • Cabinets

  • Appliances inspected for damage or leaks; motors in refrigerator and dishwasher 

  • Dishwasher strainer 

  • Garbage disposal 

  • Washer hoses 

  • Plumbing valves, faucets, hose bibs, supply and drainage piping 

  • Toilets checked for correct operation and fastening 

  • Sump pump (and backup, if applicable) checked 

  • Septic tank checked 

  • Faucet aerators and sink/tub/shower drains cleaned

  • Smoke and carbon monoxide detectors checked; batteries changed**

  • Fire extinguishers and fire path clearance inspected

  • Electric circuits checked for overload

  • Exposed/overhead wiring examined for damage or missing insulation

  • Fuses and breakers in electrical panel checked; tightened as needed

  • GFCI receptacles tested

  • Bath fans cleaned and lubricated

  • Ceiling fans cleaned and lubricated

  • Air filters cleaned and replaced as necessary**

  • Furnace area swept of dust and dirt

  • Heating & Cooling system checked for correct operation*

  • Heating & Cooling units vacuumed and cleaned

  • Humidifier/dehumidifier inspected for operation or leaks

 

Exterior

  • Outside water lines and hoses drained, if applicable

  • Masonry checked for cracks and loose joints

  • Chimney inspected for deteriorating brick or mortar

  • Siding & Trim checked for damage or decay; spot caulked as needed*

  • Painted surfaces inspected for flaking

  • Deck structure, fastening and coatings inspected

  • Exterior structures (fences, sheds, garages) inspected

  • Windows and doors checked for broken glass, damaged screens, improper weather stripping*, and caulking

  • All windows and doors adjusted, jambs cleaned, tightened and lubricated

  • Garage door opener safety/reversing mechanism tested and electric eye cleaned

  • Garage door opener/door adjusted if necessary

  • Roof inspected for damaged/loose shingles, blistered roofing, or loose flashing

  • Roof underside checked 

  • Roof evaluated for proper ventilation and future replacement

  • Gutters & downspouts inspected for damage or leaks

  • Vents, louvers, chimney caps and housings checked for bird or animal nests* (where accessible) 

  • Satellite dishes checked for secure fastening
